THE FIELD GUIDE · MORTGAGE PLANNING

A sale date is not a cash-flow plan

Connect a purchased cattle cohort, monthly bills and the operating line before comparing financing.

01

Keep the quantities and price units together

The single-cohort planner multiplies head by pounds per head, divides by 100, then applies the entered dollar price per hundredweight. Enter purchase and sale weights separately. Expected head sold may be lower than head purchased; the tool does not predict losses, weight gain, market prices or the value of unsold animals. Example figures are editable assumptions.

02

Write the monthly cash budget before judging the rate

Enter feed, grazing and other operating costs in the months they use cash. Keep cash equipment purchases, other loan principal and interest, and household withdrawals separate. Add other cash receipts or owner contributions when expected. The modeled cattle purchase, sale and operating-line interest are added automatically; including them again in the monthly plan counts them twice.

03

Read the timing convention

The planner places spending and initial borrowing at the start of a month. Sale and other receipts arrive at the end. Interest for that month applies to opening debt plus initial draws. An additional month-end draw may fund interest, and begins accruing interest the next month. This intentionally explicit monthly convention does not reproduce a lender’s daily balance, transaction dates or day-count rules.

04

Separate needed credit from available credit

A second calculation without a line ceiling estimates peak credit need under the same cash-reserve target and spending plan. The entered-limit calculation caps each draw and shows cash or reserve gaps. A later sale can restore cash while earlier planned bills remain unfunded. Neither calculation approves a loan, establishes a borrowing base or promises a renewal. Confirm maturity, collateral and payment terms with the actual lender.

05

Cash is not profit

A cash budget tracks timing and liquidity. Other loan principal, equipment purchases and household withdrawals can use cash without being operating expenses. Depreciation, inventory valuation, accruals, tax treatment and opportunity costs need separate analysis. A positive ending cash balance is not proof of profit, and a zero ending operating balance is not a financing commitment.

06

Take a useful plan to the financing conversation

Print or download the assumptions and all twelve monthly rows. Compare an adverse sale-price assumption, a later sale and a higher borrowing rate. Ask which cash flows, collateral values, insurance arrangements and repayment dates the lender will actually recognize. Keep any land mortgage on its own amortization and maturity schedule.
